Rustic land in Arrifana with construction feasibility
The land is located in an area designated in the Municipal Master Plan (PDM) of Santa Maria da Feira as "Low-Density Urban Areas", intended for single-family housing—detached, semi-detached, or row houses—as well as commerce, services, facilities, and warehouses, provided they are unambiguously and demonstrably compatible with the dominant function.
Low-density urban areas are subject to the following building density regulations:
a) Maximum Soil Occupation Index of 60% and Maximum Soil Utilization Index of 0.7 must be observed;
b) Minimum plot area is 300 m², with minimum frontages of 8, 11, and 18 meters respectively for row, semi-detached, and detached buildings;
c) Maximum number of floors above the threshold level ≤ 3 for residential buildings;
d) Maximum number of floors above the threshold level ≤ 1 for non-residential buildings.
