The set of three properties—building of the former mill, adjacent independent farmhouse, and adjacent rustic land—is located in the village of Beringel. The three properties are situated on the left bank of the stream, known locally in the village as the “Rio Galego”, which currently flows into the Pisão Dam, itself part of the Alqueva Dam network. This area, still within the village limits, formed part of a group of infrastructures supporting community life—watermill line fed by the stream, agricultural farmhouses, winepresses, public washhouse, and small vegetable gardens. The entire surrounding area near the site and the stream is heavily wooded, providing a very calm and pleasant environment. The site in question lies alongside a circular road in this part of the village, with a compacted earth surface, which will one day become a pedestrian path leading to the Peroguarda road and the officially certified walking circuit around the Pisão Dam. Access to the three properties is via one of Beringel’s streets, resulting from the confluence of several streets into this part of the village, and, in the opposite direction, via an easily accessible compacted-earth road leading to the future IP8 highway.
The former mill, bearing traces of an industrialization phase, was originally a watermill, fed by a diversion of water from the stream. This water channel remains active, feeding an irrigation channel currently used as a tank for watering fruit trees and crops on the rustic land. The former mill building has two floors, with separate access points. There is ground-floor access, serving as the main entrance, to a zone currently used as domestic space, with two exterior-facing windows. The ground-floor ceiling serves as the floor for the upper floor. It consists of a timber framework, with beams apparently still recoverable, though the timber elements functioning as the upper-floor flooring require replacement. Internal access to the upper floor is via a wooden staircase requiring replacement. The upper floor is spacious, with two windows facing the main façade, and direct external access at the rear, via a door and window, made possible by the elevated terrain at the building’s rear. Adapting the building for residential use will allow, from the upper floor, highly pleasant views of the surrounding landscape—whether of the stream and its trees or of the vegetable garden area with fruit trees. The roof of the former mill building is well preserved, having undergone restoration just a few years ago.
The farmhouse, located beside the former mill, is a very spacious area, accessed via an old gate on the side of the main façade—a manual gate equipped with a service door. It has one window facing the main façade. It could serve either as a garage, offering ample space for two vehicles, or, if converted into residential accommodation, be integrated and interconnected with the former mill building. The farmhouse roof requires replacement.
The rustic land, measuring 2,500 m², begins at the alignment of the two buildings and extends behind them, bordering the stream. This land, comprising two levels—one higher and adjacent to the former mill—can be adapted as a leisure and recreational space, connected at the rear to the upper floor of that building. The other portion of the land, as well as the transition between the two levels, is occupied and used as a vegetable garden and fruit-tree zone, featuring notably four orange trees, four fig trees, four pear trees, two bay laurel trees, one lemon tree, and one persimmon tree. The water diversion from the stream that once fed the former mill remains functional and enables irrigation of fruit trees and garden plants. An old oven and a covered well also exist, both originally serving the former mill building.
