**About Us:** We are a growing renovation company seeking a **Construction Coordinator** to bridge the gap between the office and the field. We already have a small on-site execution team and subcontract many others, but we need someone organized, dynamic, and focused on management, procurement, and planning to ensure operations never stall.
**Your Day-to-Day Responsibilities:**
* **Site Supervision and Control:** Regularly visit construction sites, inspect service quality, and strictly enforce agreed deadlines.
* **Subcontractor Management:** Hire contractors and staff, draft service agreements, and firmly monitor time and quality of delivered services.
* **Procurement and Logistics:** Assess material requirements per project, create purchase lists (construction materials, IKEA, Amazon), and ensure materials arrive at the site before they are needed.
* **Task Management:** Update schedules, define priorities for the execution team, and ensure workflow adherence.
**Candidate Profile (Requirements):**
* **Practical Knowledge of Materials:** Must understand differences among paint types, requirements for installing floating floors or drywall (pladur), to avoid ordering errors.
* **Firmness and Leadership:** Capable of holding subcontractors accountable when delays occur or service quality falls short; unhesitant in demanding results.
* **Negotiation Skills:** Able to communicate effectively with suppliers, request quotations, and negotiate optimal prices and delivery timelines (e.g., windows, drywall, paints).
* **Digital Organization:** Proficient in Windows, Linux, and Microsoft Office (especially Excel for cost control). Experience with Planner 5D is beneficial for spatial awareness.
* **Technical Project Understanding:** Able to interpret technical drawings (AutoCAD knowledge is a strong advantage, though not mandatory).
* **Field Experience:** We value practical resourcefulness ("desenrasque"), hands-on experience, and attitude more than formal academic credentials.
